Bricks + Flowers is a boutique real estate development firm delivering fully integrated investment and development solutions across Greece.
We provide a fully integrated development service, managing every stage of the investment process—from acquisition and planning to design, construction, sales and exit. By bringing together expertise across every discipline, we offer a single point of responsibility throughout the entire development journey.
Rather than pursuing volume, we focus on a select number of projects where we remain personally involved from beginning to end. This hands-on approach enables us to maintain the highest standards of quality, execution and attention to detail while creating lasting value.
Our philosophy is inspired by the ancient Greek concept of ef zin—living well. We believe successful developments should deliver not only strong investment performance, but also create places that respect their surroundings, enhance quality of life and stand the test of time.
Our multidisciplinary experience spans acquisitions, finance, development, design, construction, sales, hospitality and property management, allowing us to simplify complex developments while minimizing execution risk for our partners.
Our current focus is the development of an exclusive portfolio of luxury residential properties in Corfu, where timeless architecture, exceptional craftsmanship and disciplined execution define every project.
FOUNDERS
Bricks + Flowers is a real estate company based in Athens, led by three senior partners: Alexander Michalas, Spiros Halivelakis and Pavlos Xanthopoulos.
Alex Michalas
Co-Founder / Development Director
Alex Michalas, was born in Athens in 1979 and is a certified real estate broker in Greece. He holds a Bachelor Degree in Leisure Management and in Marketing from the University of Alberta in Canada (2001).
He has worked in the private sector for Elgeka Logistics firm and in 2007 he founded Potential Real Estate Development. The company had a wide range of services including real estate brokerage, real estate consulting, real estate management and real estate investment.
An enthusiast for real estate projects, he brings his passion and knowledge in the field combined with hard work aiming only for the top. Optimistic with objectivity and measured results, he managed to expand his firm and has taken it a lot further exploring new areas and facing new challenges. His work ethic and his relentless passion for excellence are the things that drive him the most.
In 2023 Potential Real Estate Development merged with Xanthopoulos Architecture and X Collective as a new brand was created, sharing common values and showcasing architecture in various projects. In parallel, construction and real estate development are linked to X Collective and have been added as scopes of business having however the seamless architecture as a lighthouse and the beginning of everything.
His latest venture in collaboration with Spiros and Pavlos, whom he has known since childhood, is the founding of Bricks and Flowers Development. A vehicle in which they share their common vision for the development of properties that will contribute to people’s ef zin.
Spiros Halivelakis
Co-Founder / Acquisitions Director
Spiros Halivelakis, was born in Athens in 1977 and is a real estate enthusiast. He holds a Bachelor Degree in Marketing with International Business from the Westminster University in London (1999).
A passionate, 25+ year experienced entrepreneur & business executive who has worked in his family business in automobile industry, in Hatsios Development as a Development Director, in Eurobank Property Services as a real estate executive on various projects & Account manager for “The Athens Mall” leasing project (Greece’s first and largest shopping mall). In 2010 he founded M2 Property Services, a company that specialized in the purchase and sale of commercial properties with great success, having over €50 million in sales in the last three years alone.
Visionary and optimistic, with his primary principle being work ethics and professionalism.
His latest venture in collaboration with Pavlos, whom he has known since childhood, is the founding of Bricks and Flowers Development. A vehicle in which they share their common vision for the development of properties that will contribute to people’s ef zin.
Pavlos Xanthopoulos
Co-Founder / Technical Director
Pavlos Xanthopoulos, was born in Athens in 1979 and is a registered architect in Greece and the UK. He holds a Masters in Architecture and Urbanism, “Design Research Laboratory”, from the Architectural Association School of Architecture in London (2007), after having previously studied architecture at the National Technical University of Athens (2004).
From 2007 to 2009 he worked for Zaha Hadid Architects in London, and in 2010 he co-founded Ahylo, an architectural design and construction practice, together with Ezio Blasetti and Ioulietta Zindrou.
In 2016 he founded Xanthopoulos Architecture, an architecture and design firm, with the ambition to provide high-end design and architectural ideas in projects that will result in unparalleled experiences for his team and his clients.
In 2023 Xanthopoulos Architecture merged with Potential Real Estate Development and X Collective as a new brand was created, sharing common values and showcasing architecture in various projects.
